Frequently Asked Questions
People come to us with many questions regarding property inspections – and rightfully so! Buying or selling a home is a major event. Contact United Property Inspectors, Inc. today at (916) 788-1111 to schedule an inspection in Sacramento and the surrounding communities.
A professional home inspection will give you a complete picture of the condition of a property before you sign on the dotted line. By knowing if there are major issues with a home, you can decide whether or not to proceed with your offer and if negotiations are warranted to cover the cost of repairs.
When trying to sell your home in a competitive market, getting a pre-listing inspection can alert you to any major problems that you may want to address before putting your house up for sale. This inspection can go a long way in making your property more attractive to potential buyers and prevent last minute negotiations.
The best time to consult with an inspector is right after you’ve made an offer on your new property. The real-estate contract usually allows for a grace period to inspect the building. Ask your Realtor to include this inspection clause in the contract, making your purchase obligation contingent upon the findings of a professional inspection.
We highly recommend using only a professionally trained inspector who has been certified by a governing body. They will know exactly what to look for and will provide you with a written evaluation.
Yes! Our clients are welcome to join us, ask questions, and learn about the home as we perform the inspection. In fact, we encourage it.
We evaluate what can be seen and touched; we cannot assess a problem that is hidden under the carpet or furniture, nor can we evaluate leaks and other such problems that may only come up during specific weather conditions. Don’t forget, we are mainly looking for the big ticket items that could affect the sale of the house, and we may not focus on some of the smaller, easily repaired issues.
United Property Inspectors provides clear and detailed evaluation reports to help you make the best decision for you and your family and to help you negotiate property transactions. We don’t tell our clients whether they should or should not go forward with an offer to purchase.
If you decide not to buy a property we’ve inspected for you, we’ll be happy to inspect a second one at a discounted price.
