There are many things to take into consideration when buying a home. One of the most critical steps in the home buying process, though, is scheduling a home inspection. At United Property inspectors, Inc., we are here to answer all of your questions, and to provide thorough, detailed home inspections. For answers to some of our most common home inspections questions, read our responses below.
A professional home inspection will give you a complete picture of the property’s condition, before closing. We provide a thorough inspection and provide a complete picture of the property’s condition so you aren’t caught off guard by major repair bills. Plus, knowing about the home’s condition gives you more power at the negotiating table.
The best time to request a home inspection is immediately after you’ve placed an offer on a home. Make sure your realtor includes the inspection in your contract, making your purchase contingent upon the findings of a professional home inspection.
We highly recommend that our clients walk through the home with the inspector. This allows you to see everything firsthand and to ask questions as issues arise.
The short answer to this question is no. Our home inspectors evaluate everything they can see and touch; we cannot evaluate hidden issues or leaks that only appear during certain weather conditions. Inspections are still incredibly valuable, however, as they reveal issues with the big ticket items like the roof, HVAC, foundation, appliances, electrical systems, plumbing systems, etc. The goal of the inspection is to reveal major issues with the home that could compromise the home’s safety or integrity.
At United Property Inspectors, we will provide you with a clear, easy-to-read report of our findings. From there, it’s up to you to decide if a home is right for you. We are happy to answer any questions, but we will not tell you whether or not you should purchase the home.
To schedule a property inspection, call United Property Inspectors at (916) 788-1111. We perform home, commercial, and specialty property inspections in Sacramento, Roseville, Rocklin, and nearby areas. We’ll provide the information you need to find the home of your dreams!
