Pre-listing Inspection

10 Simple Steps to Prepare for Your Pre-listing Home Inspection: Part One

The housing market in Sacramento is competitive. To give yourself the best chance of selling your home quickly at the best price, invest in a pre-listing inspection from United Property Inspectors, Inc. We will point out any issues you should remedy before listing your home to avoid surprises and failed sales. To make the most of your pre-listing home inspection, here are the first five of our recommended ten simple steps. Check our next blog for the remaining five steps!

1. Clean the House

First and foremost, tidy up the house. A clean house sends the message that your home has been well cared for and maintained. It also allows your home inspector to focus on the task at hand without the encumbrance of clutter and grime.

2. Be on Time

At United Property Inspectors, we value your time. We schedule our inspections at a time that is convenient for you, and we are prompt. Therefore, it is a good idea to have your home ready for inspection at least 30 minutes prior to our scheduled arrival time.

3. Make Sure Appliances and Utilities Are Connected

Our inspectors will need to check all major appliances and components of the home. Thus, is it essential that you leave all utilities turned on until after the inspection. Additionally, keep all appliances plugged in so the inspector can readily check their functionality.

4. Remove Clutter from Around Appliances

Inspectors will need several feet of working space around air conditioners, furnaces, and water heaters. If an inspector cannot easily gain access to these systems, they may not inspect them. To avoid a re-inspection or the need to hire a specialist to perform the inspection, make sure your inspector can gain easy access to all appliances.

5. Ignite Pilot Lights

Home inspectors are not required to trouble shoot appliances. So, if a pilot light is out, the inspector cannot inspect the appliance. Therefore, make sure pilots lights are lit for all appliances, including gas stoves, water heaters, and furnaces.
